HOME STAGING

A new trend in real estate sales, Home Staging is a powerful tool to implement a quick sale, while obtaining the highest possible price. Home staging is essentially displaying your home as a model home. Its method is to set an inviting scene, one that appeals to your targeted market. Professional Home Staging companies will set up your home with ambiance and display your home as an architectural show piece, invoking homebuyers to view your home as their own.. Staging appeals to the emotional senses, which is and important key to selling your home.

NOTE: While your home is listed keep valuables such as art objects, vases, figurines out of sight and or locked away Jewellery and other items of value should also be locked away or taken with you.

Setting a buying atmosphere while showing your home to potential buyers:

  1. Arrange to be absent during showing whenever possible
  2. Turn on all the lights
  3. Keep all drapes open in the daytime
  4. Have quiet background music playing
  5. Display fresh flowers
  6. Scented soaps or candles in the bathrooms
  7. Attractive shower curtain & towels in bathrooms
  8. Light fireplace (in cool weather)
  9. Turn on air conditioner (in warm weather)
  10. Keep pets outside or contained during a showing.

If you would like take a do-it-yourself Home Staging approach, the following are a few additional tips for staging your home:

  1. The first steps is to follow the Preparing your Home for Sale Checklist.
  2. Establish a purpose: Visit every room, establish a focal point, and note its purpose.
  3. De-clutter: Remove unnecessary pieces of furniture and put in storage while your home is for sale.
  4. Paint: Repaint walls to a trendy neutral tone. A darker version of a paint tone will create flow into another space.
  5. Polish wood floors, and if your budget allows it, have them professionally refinished if your floor requires it. Keep floors swept and cleaned regularly while your house is listed.
  6. Windows: Sparkling clean inside and out and let the light shine in. Open all curtains and blinds to create an inviting bright and airy rooms.
  7. Update kitchen cupboard handles and lighting faceplates. Remove all countertop items out of sight, and all cupboard doors should be shut.
  8. Ensure a walk in pantry is clutter free, organized and spacious.
  9. Revisit all closets, remove all unnecessary items, and pack extra items.
  10. Spacious closets/storage areas are always a good selling point.
  11. Bathrooms: Scrub clean to sparkle. Remove all items from the countertops or vanity. Display a simple vase with fresh flowers, and your best matching towels. Ensure the cupboard doors and hardware function properly.
  12. Rent Furniture: For large rooms, display two or three larger pieces of required furniture, rather than many smaller pieces, which will only create a cluttered environment. It will maximize the space, and allow the buyers to imaging their own furniture pieces as fitting elements. For smaller rooms, keep in mind a focal point and its purpose. You may need to create space in a smaller room by removing some furniture. If the smaller room has been a been a guest bedroom, one could recreate a home office for sale purposes
